Pre-Open House Preparation
1-5 Days Prior

Confirm Details With The Listing Agent
  • Confirm via email with LISTING AGENT that you are the Host Agent with time and date, occupancy status, and any special instructions. Request the listing agent to update MLS with open house status & blast through MLS SYSTEM

Prepare Marketing Materials
  • Print out open house door sign, sign-in sheet with QRCode, MLS, and disclosure sheets & familiarize yourself with the property
  • Create Property Flyer - Photos, your contact, brokerage info (GREC COMPLIANT)
  • Create a squeeze page through KVCORE or a Lead Capture link
  • Post to all platforms (Facebook-IG-Eventbrite-Zillow) DAILY
  • Create Videos and Lives to talk about your upcoming open house, remember to post a squeeze page

Gather Supplies
  1. SIGNAGE IF NEEDED - Go to Elite Headquarters to pick up directionals & flags

The key is in the Combo Box to open the front door
ALARM CODE Code: 4455
  • Get directionals & flags from the receptionist desk through the 2nd door, immediately to the left.
  • Make sure signs are cleaned before & after using them.
  • Place the key back in the box when leaving Elite Headquarters (spin the dial after closing lockbox)

Promote Open House
Blast to your database via KVCore, post flyer on all social platforms. Share with your sphere via text and email.

Create Videos and Lives
Talk about your upcoming open house, remember to post a squeeze page.

Order Balloons
Order balloons to be delivered to the property 1-2 hours before the open house. Or pick them up. 20-50 balloons.

Create Map for Sign Placement:
Create a map to show where directional signs were placed.unknown link
​Place ​signs and directionals in appropriate areas. (street corners, intersections, in front of the property, etc.). You need a minimum of 4-10 signs

Accessing Home
Supra Key Update: Confirm that your Supra Key is up-to-date to avoid any access issues.
Combo Lock: If the property has a combo lock, verify that you have the combination before arrival.
Alarm Code: Ensure you have the alarm code if the property is secured with one.
Pets on Property: If there are any pets, make sure to notify attendees in advance.

Prepare Property
Make sure all signs are in place, distribute balloons, and set up music. Catering and/or refreshments setup (Cups, Flatware, Plates, Wine, Desserts, etc).

Property Walkthrough
  • Make sure the blinds/curtains are open to allow light in
  • Turn on all lights
  • Make sure all closet doors are closed
  • Make sure carpets and pillows are straightened
  • All toilets are flushed with lids down & you have toilet paper
  • All garbage is cleaned up
  • Place shoe coverings out if required

Paperwork Presentation
Place sign-in sheet, MLS sheet, disclosures, and flyers on the counter or area visible to buyers. Prospects can scan the QR Code on the front door sign before entering the home

Welcome Guests
Greet guests, provide information, and answer questions.
Post Open House
Let The Listing Agent Know
Text the listing agent to provide feedback on the open house.
  • Was the property ready to show?
  • How many people showed up?
  • What were their thoughts on the property?
Breakdown
Clean up the property, remove signs, balloons, and flags.
  • Clean up as needed - Place garbage in the outside can
  • Check for candles burning
  • Any personal property you or guests may have left
  • Turn lights off
  • Return the property to the condition before the open house
  • Remove all open house and directional signs, balloons & flags (not for sale sign in yard)
  • Take supplies back to Elite Headquarters
